How We Build: Our 5-Step Process

Many renovations become stressful before construction even begins simply because there is no clear roadmap. Without a strict system in place, homeowners are often left in the dark, wondering what happens next, when the plans will be ready, and how much the project will actually cost.

I’m Patrick Overton. I built Carropat Construction on a strict, predictable framework to eliminate that stress. We don’t make it up as we go. Our structured process protects your money, your timeline, and your sanity.

Here is exactly how we take you from an early idea to a finished home on the Gold Coast:

Step 1

The Feasibility Call

We don't want to waste your time. Once you reach out, we send a quick questionnaire to understand your vision. Then, we jump on a brief phone call to discuss your priorities, your scope, and your budget. By the end of this call, we will give you a realistic ballpark of what your project will require.

Step 2

Site Visit & Design Direction

Next, we meet at your home. We walk the space, review any sketches or ideas you have, and align the design with your actual budget. Our goal here is simple: to make sure you aren't paying for architectural plans that you cannot afford to build.

Step 3

Transparent Pricing & Council Approvals

This is where we eliminate the risk. We manage the design finalisation and local council approvals so you don’t have to navigate the red tape. Once approved, we provide a rock-solid, transparent cost plus pricing contract. You know exactly what it costs before you sign.

Step 4

Construction & Weekly Communication

With the contract signed and a start date locked in, my team gets to work. We run a clean, organised, and respectful site. You won’t be left in the dark, we hold weekly meetings to keep you updated on progress so you always know what happened this week, what happens next week, and exactly who will be on your property.

Step 5

Completion & Handover

At handover, the site is cleaned, and we walk through the completed project with you to check every single detail. We complete a strict handover checklist to ensure the final result matches exactly what we promised on day one.
